Position Summary:
The Capital Project Accounting team is a control function within Corporate Solutions Finance centered upon capital spend and continuously assessing for risk and process improvements in support of our client. The primary responsibility of a Sr. Financial Analyst on this team is to act in a challenge function to enforce/implement risk controls surrounding system data and associated processes, in addition to acting as a trusted advisor to our client and business partners.
The Sr. Financial Analyst is expected to develop/maintain a strong working knowledge of capital/expense guidelines, GAAP, regulatory and financial accounting requirements and be able to ensure proper compliance across all core capital project accounting functions.
Client Service: Establish strong trusted relationships. Proactively assist clients in managing inquires related to capital project accounting, timely reporting and quick turnaround on ad-hoc analysis/information requests. Proactively identify opportunities to enhance client customer service.
Business Partnering: Develop and maintain strong relationships with PDS and other critical business partners, meet/exceed established SLAs, accommodate capital v. expense inquiries and support training requirements. Act as a trusted advisor.
Financial Analysis: Review capital budgets for construction projects across the JLL portfolio, ensuring adherence to policy and controls including capital/expense and verification of approval authority. Process project financial closeouts, ensuring appropriate accounting treatment of expenditures, collection of landlord reimbursements and lien releases. Compile Fixed Asset files, ensuring appropriate criteria are met and prepared for client’s balance sheet.
Reporting: Prepare detailed, complex financial analysis. Update reports, presentations, and analysis. KPI reporting and general and ad hoc reporting as needed to support business activities.
Due Diligence: Enforce, routinely monitor, and assist in the implementation of risk controls surrounding data and system processes. Act as a challenge function to the business by providing independent evaluation and feedback/recommendations and escalation to management. Lead complex projects/activities (to include presenting to large audiences). Ensure proper compliance of applicable enterprise, regulatory and financial accounting policies/requirements.
Technology: Partner with Technology to support critical business needs (including reporting development, involvement in system design, UAT, training and implementation).
Required Skills: Bachelor’s degree in Business, Finance, Economics or related fields. 5+ years of related experience. Financial, analytical, research, root cause analysis, and presentation skills. Strong attention to detail, strong organization and time management skills, well-developed verbal and written communication skills. Must demonstrate strategic and creative thinking. Ability to build relationships and interact effectively with business and client. Ability to quickly identify core issues and respond in a fast-paced environment. Ability to work on multiple projects and maintain flexibility to respond/adjust to shifting priorities. Advanced computer stills (MS Office including Excel, Word, PowerPoint and Outlook). Basic understanding of real estate terminology.
